Job Description:

SUMMARY:

Manage the daily operations of a luxury residential high-rise in accordance with company policies, lease agreements, multifamily documents, and applicable laws. Ensure a warm, safe, secure, inclusive, and transparent environment for all residents, guests, and team members at all times.

Essential Duties and Responsibilities include but not limited to the following: 

  • Manage day-to-day operations and leasing functions to ensure resident and owner satisfaction.
  • Effective hands-on day to day management and problem solving both front and back of house operations.
  • Maintain and elevate the brand’s customer service and quality standards.
  • Highlight and oversee proactive training for all team members to ensure consistency.
  • Respond clearly and in a timely manner to residents’ needs and complaints and ensure resolution.
  • Investigate resident disturbances, violations, or complaints, and resolve any issues in accordance with regulations established in the lease agreements.
  • Troubleshoot effectively to create positive outcomes, making every effort to achieve customer satisfaction.
  • Assure community compliance with Fair Housing requirements and all applicable laws, codes, and ordinances.
  • Prepare and maintain property’s budget.
  • Maintain current leases and increase resident retention, ensure collection, posting and depositing of rental payments and impounds as due; responsible for accurate and timely reporting.
  • Assist Deputy General Manager in performing due diligence duties such as lease audits, property inventory, and service contract reviews.
  • Maintain and oversee current service contracts and arrange for new or termination of existing contracts as required.
  • Coordinate leasing and marketing activities.
  • Assist with eviction of residents in compliance with court orders and directions from Legal or Dep. Gen.Mgnr/Owners
  • Inspect property on a regular basis and report any cleaning, repair, or replacement needs, seeing all identified issues and improvement opportunities through to completion.
  • Assists Marketing Department in organizing and creating resident events and newsletters.
  • Comply with quality assurance expectations and standards.
  • Ensure absolute discretion and confidentiality regarding all activities, interactions, and personal data related to residents and their guests.
  • Maintain a positive and professional attitude towards residents, guests, vendors, and coworkers.
  • Act as a brand ambassador to residents and as a service role model to teammates and encourage others to do the same.
  • Remain proactive in all areas of operation, seeking ways to improve resident experience and retention rates.
  • Perform other related duties and assignments as required.

SUPERVISORY RESPONSIBILITIES:

Supervising all staff of a luxury residential high-rise tower and assisting Maintenance Supervisor in directing department activities for cleaning crew, maintenance, and security personnel.

Job Requirements:

Qualifications: Education and/or Experience:

  • Bachelor’s degree and five (5) years of related training or experience or an equivalent combination of education and/or experience required.
  • Degree in business management or a masters in business administration is a plus.
  • Good knowledge of different business functions.

Other Skills and Abilities

  • General Typing - 60 wpm
  • Knowledge in typing in Amharic/Geez                                             

Language Skills:

  • Ability to read, write and comprehend simple instructions, correspondence, memos, and reports in Amharic and English. Ability to effectively present information in one-on-one and small group situations to customers, clients, and other employees of the organization.

Reasoning Ability:

  • Ability to apply common sense understanding to carry out instructions furnished in written, oral, or diagram form. Ability to deal with problems solving several concrete variables in standardized situations.
